Like many organizations, Northwest Multiple Listing Service (NWMLS), a Seattle-based real-estate listing service, relies heavily on the Internet as a critical part of its business success. In turn, more than 14,000 real estate brokers and agents throughout 14 counties in Washington depend on NWMLS for property information to buy, list, sell and analyze their real-estate transactions. 1

Northwest Multiple Listing Service, is the largest full-service MLS in the Northwest. Based in Kirkland and owned by its member brokers, it currently encompasses more than 2,000 companies with approximately 26,000 sales associates. 2

Client/Seller is selling a property that has had intense buyer interest. Buyer #1 has tied the property up in contract but has been reluctant throughout the sale to give updates on financing. Time period for the letter of loan commitment passes (noted as 15 days in the addendum) and no sign of an appraiser accessing the property shows up on the showing reports for the listing agent, so the Seller submits a request for Buyer to waive financing or cancel the contract over concern that Buyer #1 is not pursuing financing as anticipated/required. Buyer #1 does not know that a back-up buyer #2 is waiting in the wings with an offer for more money and in cash (verified). 3

Consider the case of a seller who insists on overpricing a property. The house sits for sale for several months with no buyers in sight. Eventually, the seller agrees to lower the price and the property sells. If the NWMLS is only using the last list price, isn’t the List Price/Sale Price Ratio artificially high? 4

In April, NWMLS reported to members that 8 members were fined for various transgressions. Several were pinched on the same Rule 190 as Redfin with fines up to $7500. Another member violated several required turn in rules ( Rule 2 required turn in; and Rule 120 notice of sale). One member left buyers unattended in a listing and was whacked $7,000, with $3000 suspended the condition that the member not be found guilty for future rule violations. 5

The only people that have that definition of MLS are board members, brokers and realtors. To the general public MLS is that thing they go to in order to search available inventory, as such in order to satisfy the public and maintain cemantic relevancy for search engines, they MUST be able to optimize and market with that term. 7

At the time, the only solution was to use BGP, or border gateway protocol. BGP was created within the Internet Engineering Task Force (IETF) and first implemented by service providers in the early 1990s as a scalable, standardized scheme for moving packets between routers. While BGP serves as a core technology for routing IP packets through the Internet, it was not well suited for this particular task. 8
